When purchasing a property there are various aspects involved in the Purchase.

 

Our services for a purchase will typically include:

(a)       investigating the title to the property, to include:

(i)    carrying out searches with respect to title and local   government information for the property;

(ii)        reviewing replies given by the seller to pre-contract                                  enquiries;

(b)       negotiating a purchase contract;

(c)       negotiating a transfer document;

(d)       advising you in respect of your mortgage offer;

(e)       preparing a report on title;

(f)       proceeding to exchange of contracts and then completion of the               purchase;

(g)       transferring funds by telegraphic transfer to the seller’s solicitors               and for relevant taxes;

(h)      calculating stamp duty land tax (SDLT) on the purchase and                     preparing and submitting to HM Revenue & Customs the                          appropriate  SDLT forms; and

(i)        registering the purchase and the mortgage at the Land Registry

 

There are various different aspects to consider with regard to the costs and expenses involved in a Purchase.

 

Conveyancers Fees

 

Our fee range are dependent on the value and complexity of the transaction and a detailed quote will be provided in relation to any transaction. The following are indicative fees only.  

 

Purchase fees

 

Our indicative fees (exclusive of VAT which will be added at the prevailing rate - currently 20%) are:

In addition to the Conveyancer Fees there are other payments made in respect of the Conveyancing transaction by way of disbursements including search fees for the Local Authority, the Drainage Authorities and Environmental Searches

 

These fees may vary depending on the area but would typically be between £220 and £300.

 

Land Registry Fees are also payable in connection with a Purchase at the rate determined by the Land Registry, and dependent on value.

 

We always seek to register electronically but some applications do require a full fee to be paid.

 

The Current Land Registry fee bands are as follows:-

In addition to the above you will have to take into account the SDLT liability which is set by the Government. This has to be paid within 14 days of Completion.

Scanning and file storage fee: £35 + VAT

Telegraphic Transfer fee: £25 + VAT

Sale Fees

 

When selling a Property there are no search fees usually required although there are disbursements involved in obtaining copies of the title.

 

With leasehold sales there will usually be disbursements in obtaining copies of the Management Pack from the Landlord and Management Company. These  costs can  vary considerably and the cost of obtaining the Management Pack will be paid separately. 

 

Our indicative fees (exclusive of VAT which will be added at the prevailing rate - currently 20%) are:

The range of fees is £650 + VAT (lowest value sale) to unlimited (sale or purchase of £1,000,000+ property). This is exclusive of SDLT which is set by the government and cannot be varied. 

 

The basis of charging is fixed fees.

 

All services are included in our fixed fees (there are no hidden extras).

 

The timescale will depend on your requirements and where there is a chain involved the circumstances and requirements of the other sellers and buyers in the chain.
